On November 10, the resolution of the Cabinet of Ministers of Ukraine “On approval of the methodology of normative monetary valuation of land plots” dated November 3, 2021 No. 1147 came into force. The new rules for calculating the normative monetary value came into force from this date.

Now, the normative-monetary assessment is determined as follows: the area of the land plot to be assessed is multiplied by a clearly defined standard of capitalized rental income and five coefficients that depend on the location, purpose and quality of the land asset. In other words: how close the land plot is to large cities or resort and recreation facilities; what is its purpose; what are the regional and zonal factors of its location – all this will affect the final size of the NGO. 

The assessment will be for the entire territory of the community at once, and not for individual parts of the plots. The results of the assessment will immediately be sent to the State Land Cadastre throughout the community, and anyone who wishes will be able to receive an extract of the assessment of their plot. 

According to the information resource www.dtkt.ua, according to Clause 4 of Resolution No. 1147, technical documentation on normative monetary valuation of land plots, technical documentation on nationwide (all-Ukrainian) normative monetary valuation of agricultural land (on the corresponding territory) is valid until the start of application of the decision of the relevant local self-government body on the approval of new technical documentation on the normative monetary valuation of land plots.
