This is reported by the information resource <a href=\"http:\/\/www.biz.ligazakon.net\" target=\"_blank\" rel=\"noopener noreferrer\">www.biz.ligazakon.net<\/a>.<\/p>\n<p>Expert monetary valuation involves determining the market (probable sale price on the market) or other type of value of the valuation object (collateral, insurance, accounting, etc.), for which it can be sold (purchased) or otherwise alienated on the valuation date in accordance with the terms of the agreement (paragraph 3 of the Methodology of expert monetary valuation of land plots).<\/p>\n<p>Conducting an expert monetary assessment consists of the following stages:<\/p>\n<p>\u2022 inspection of the land plot and study of the situation on the land market;<\/p>\n<p>\u2022 determination of the type of value of the land plot in accordance with the terms of the agreement;<\/p>\n<p>\u2022 drawing up an evaluation task and concluding an evaluation contract;<\/p>\n<p>\u2022 collection, processing and analysis of raw data necessary for the assessment;<\/p>\n<p>\u2022 determination of the most effective use of the land plot;<\/p>\n<p>\u2022 selection and justification of methodical approaches;<\/p>\n<p>\u2022 determining the value of the land plot according to the selected methodical steps and formulating the final conclusion;<\/p>\n<p>\u2022 drawing up an appraisal report (Chapter II of the Procedure for Expert Monetary Appraisal of Land Plots, approved by Order No. 2 of the State Committee of Ukraine on Land Resources dated January 9, 2003).<\/p>\n<p>In particular, the location, configuration of the plot and its area, type of surface (flat, hilly) affect the cost of the land plot; purpose of the site; availability of engineering networks, established zones with restrictions, etc.<\/p>\n<p>According to the Law on Land Valuation, an expert monetary valuation of a land plot can be carried out by legal entities &#8211; business entities, regardless of their organizational and legal form and form of ownership, which have appraisers for expert monetary valuation of land plots or natural persons &#8211; entrepreneurs who have received a qualification certificate of an appraiser for expert monetary valuation of land plots.<\/p>\n<p>The list of appraisers for the expert monetary valuation of land plots (hereinafter &#8211; the appraiser) can be found in the State Register of appraisers for the expert monetary valuation of land plots who have received qualification certificates.<\/p>\n<p>You can check the appraiser&#8217;s credentials by additionally ordering an extract about appraisers from the specified register on the website of the State Service of Ukraine for Geodesy, Cartography and Cadastre.<\/p>\n<p>According to the results of the expert monetary valuation of the land plot, an evaluation report is drawn up, which contains a conclusion about the value of the object of evaluation, reveals the content of the procedures carried out and the legal framework used for the evaluation of land plots. The validity period of the evaluation report cannot exceed six months from the date of the evaluation, which is indicated in such a report.<\/p>\n<p>For the purposes of calculating the income of a taxpayer &#8211; an individual from the sale (exchange) of immovable property, as well as income received by the taxpayer as a result of his acceptance of property as an inheritance or gift (except for cases of inheritance and\/or receiving property as a gift, the value of which is calculated at a zero rate), income received from other transactions by which ownership of real estate is transferred, income from which is subject to taxation in cases provided for by the Tax Code of Ukraine, it is necessary to determine the appraised value or market value of the real estate object.<\/p>\n<p>To determine the appraised value of a real estate object, the Unified Database of Appraisal Reports generates an electronic certificate of its appraised value (e-Certificate) free of charge, which is valid for 30 calendar days from the date of its formation by the Unified Database of Appraisal Reports.<\/p>\n<p>If a person does not agree with the results of the automatic determination of the appraised value of a real estate object, he has the right to contact the subject of appraisal activity (appraiser) in order to determine the market value of such an object.<\/p>\n<\/p>\n<p>\u00a0Source: www.biz.ligazakon.net<\/p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tetyana Dimova, a lawyer at the Odesa Local Center for Providing Free Secondary Legal Aid, told how to get an expert monetary valuation of a land plot.
